What a 25-Foot Lot Required at 13 Arlington
A narrow industrial infill site in Kearny had to hold two kinds of work, an approval strategy, and a street presence within 2,875 square feet of land.

The property is 25 feet wide and 115 feet deep, caught between existing industrial buildings. Before the facade had a language, the project had to answer a more basic question: how can a 2,875-square-foot lot support service space at grade, office above, access, and a credible path through local review?
The width became the organizing fact
On a lot this narrow, circulation is not background information. A stair, an entry, a garage opening, a column, or a few inches of wall thickness can change whether the ground floor still works. The plan could not be developed as a loose arrangement and tightened later; the dimensions had to carry the idea from the beginning.
The current study proposes a two-story, 4,174-square-foot building in Kearny’s light-industrial district. Each floor is 2,087 square feet. That equal footprint is simple to describe, but it concentrates every vertical and service decision along a very small frontage.
Two kinds of work, stacked
The ground floor is planned as high-bay flex and service space. The floor above is office. Stacking them makes productive use of the parcel, but it also means the building has to communicate two scales at once: the large opening and durable clear volume needed below, and the daylight, views, and more occupied character needed above.
The facade follows that section. The overhead door is treated as part of the composition rather than a hole left after the fact. Above it, the larger window marks the office. A narrow vertical bay gathers the pedestrian entrance, upper-level window, address, and light into one legible edge.
The zoning table was part of the design work
The zoning study identified several bulk variances associated with placing a useful building on a pre-existing 25-foot lot. At the same time, the proposed improved coverage—89.5 percent—complied with the cited district standard. Both facts belong in the same conversation.
One compliant number does not resolve the remaining relief, and a variance list does not make the site unworkable. The useful task is to show exactly where the proposal departs, why the plan takes that shape, and what the building gives back in organization, safety, and street presence. No approval or construction status is implied here; this remains a proposed design and feasibility study.
Material can carry memory without imitating age
The facade study tests reclaimed brick alongside black metal, deep window openings, and patterned masonry bands. The brick is not being used to make a new building look falsely old. Its irregularity gives weight to a very small facade, while the metal keeps the new intervention precise.
Light is concentrated at the entrance and along the vertical seam instead of washing the whole elevation. In the rendering it does a practical job: it separates the pedestrian route from the service opening and makes the narrow building readable after dark. Whether every material move survives later review, pricing, and detailing is still work ahead. At this stage, the image records the intent—not a finished building.
What the study established
The value of the work so far is not a polished picture by itself. It is a testable proposition: 2,087 square feet of industrial flex space below, the same area of office above, a roughly 30-foot building height, and a 12-foot rear yard, all organized on a 25-by-115-foot parcel.
Those numbers now give the owner, architect, consultants, and reviewing agencies something specific to question. On a difficult lot, that is the first real form of progress.
